CONCURRENT - Duplex, Detached Dwelling, Apartment, Community Centre The application is for an Integrated Residential Development (IRD) on the subject site. The proposed IRD will consist of 60 residential units made up of 9 standalone dwellings, 16 duplex’s (32 units) and 19 (2 storey) apartment units across five walk up apartment buildings. It is also proposed to establish open space areas on the site, a community room and pedestrian and cycling connections to the various adjoining land uses. The IRD will be subject to fee simple and unit title subdivision to enable individual titles to be obtained various typologies proposed. A summary of the resource consents being sought from HCC through this application is as follows: - Land use consent, as a Restricted Discretionary Activity, for an IRD that provides for 60 residential units. - A fee simple subdivision to create 43 fee simple lots, 1 Local Purpose Reserve and 1 lot to be vested in HCC as road, being a Restricted Discretionary Activity. - Two-unit title subdivisions, one for each of the blocks of apartments, being a Restricted Discretionary Activity.
