For body corporates

Run your building from its own page.

Tell owners and tenants what is happening, give buyers the disclosure they are owed, and get the building’s maintenance and BWOF work quoted, from the page OwnBetter already has for your building.

Free to claim. Open the building’s page and press “Claim this building”.
Notices that reach everyone
Write to the whole building or chosen units. Owners and tenants who have joined read it on the building’s page, and urgent notices go to their inbox straight away.
Disclosure, answered once
Rules, levies, long-term maintenance plan and minutes kept in one place, so the pack a seller owes a buyer goes out the same day, every time.
Contractors quote on one scope
Put BWOF inspections, IQP contracts, cleaning and repairs out for quotes with the building’s details attached, and compare like for like.
A page buyers already read
Every unit title building in New Zealand has a page: units, sales, floor plans, entitlements and register alerts. Claim yours and the committee speaks for it.
Building manager notices

One notice board for owners and the people living there

Notices taped in the lift miss the owners who live elsewhere, and emails to owners miss their tenants. The building’s page reaches both: the committee or manager writes once, and every approved owner and resident reads it there.

NoticeUrgentMeetingLevyMaintenanceInsuranceGeneral
Owners and tenants, both
Anybody who lives in or owns a unit can ask to join. You see who they are and which unit, and approve or decline. Tenants change; the list keeps up.
The whole building, or a floor
Send to everyone, or only the units a water shut-off or scaffold actually affects.
Replies come to you, privately
A resident who answers writes to the manager, not to the whole building. No reply-all, no group chat.
Free and unlimited
No per-message charge and no cap on the number of units. A notice board that does not need a key to the lobby.
Disclosure packs

Every buyer asks the same questions. Answer them once.

The Unit Titles Act has a seller give a buyer disclosure before the contract, before settlement, and on request: levies, the long-term maintenance plan, insurance, proceedings and the rules. It is the body corporate that holds the answers, and a manager who answers them again for every sale.

Keep the documents on the building and the pack assembles itself from what is current: the same contents for every buyer, dated, and citing the exact version of the rules it was built from.

Rules read from the register
Every change of rules lodged against the building’s supplementary record sheet is found and read clause by clause, with which notice added, changed or revoked each one. You confirm the version; the pack cites it.
Upload once, not per sale
Levies, the long-term maintenance plan, minutes, accounts and insurance go on the building once. Each request is answered from what is current that day.
Requests in one queue
Sellers, their agents and buyers’ lawyers ask from the unit’s page. You see who asked, for which unit and why, and what went out.
Figures buyers can trust
The confirmed levy shows on the unit’s page beside its running costs, so the number a buyer works with is the body corporate’s, not a guess from a listing.
Maintenance and compliance

Get the building’s work quoted without chasing anyone

A building warrant of fitness is a legal obligation, and the IQP and maintenance contracts behind it are often rolled over for years without anyone checking the price. Put the work out once, with the building’s details attached, and let contractors answer the same request.

  1. 01
    Choose the work
A BWOF provider for the first time, a price on the IQP contract you have, or a one-off repair.
  2. 02
    The building goes with it
Unit count, floor area, age, the specified systems on the compliance schedule and the photos you choose.
  3. 03
    Contractors quote
Providers who cover your area answer the same request, so the committee compares like for like.
  4. 04
    Decide and keep the record
Accept a quote and the contractor goes on the building’s list for next time. Quotes stay on file for the AGM.

Managing more than one building?

Tell us about the building, or the portfolio. We will set it up with you, bring across the documents you already have, and show the committee how it works.

We will not add you to a list. This reaches a person, who replies.

Your building already has a page. Make it yours.

Find the building, press “Claim this building”, and say what you are to it: chairperson, committee member, manager or authorised by the committee. Notices, rules and photos open up straight away.
