Questions

Can I search a title for free?

Yes. Search by address or by title reference, open the property and go to its Title tab. Each title shows its type, status, estate, land district, date issued, land area and the instruments registered against it, such as mortgages, easements and covenants.

Who owns a property?

The registered owners are in the Title Details Report, with their shares and the interests on the title, as a dated PDF you can keep or pass on.

What is a record of title?

The official title issued by Toitū Te Whenua Land Information New Zealand (LINZ). It used to be called a certificate of title. It records the estate in the land, who owns it, and the mortgages, easements and other interests registered against it.

Can I search by legal description or title reference?

Yes. Type a title reference such as WN16A/32 into the search box and it finds the property. Each property page also shows its legal description.

What is the difference between freehold, unit title and cross-lease?

Freehold means you own the land and what is on it outright. A unit title owns a unit in a development and shares the common property through a body corporate. A cross-lease owns a share of the land with the other flats on it and leases its own flat from the other owners.
