Refinance

Refinance or refix your mortgage

The title register says which bank holds your mortgage. We set that bank’s rates against every lender’s, work out the gap in dollars, show what the loan would cost fixed today — and let advisers compete to beat it.

How it works

Refinance without the weekend of paperwork

Most people refix on autopilot: the bank sends a letter, you pick a term from its list, and the rate you get is the one it offered rather than the one you could have had.

Questions

Is refinancing worth it in New Zealand?

It can be, particularly when your fixed term is ending, your equity has grown or a bank offers a cash contribution. Compare the total cost, including any break fee and legal costs, before you move.

Should I refix with my bank or switch?

Your bank’s refix offer is a starting point. Banks often match or beat a competitor’s rate to keep you, and an adviser can ask several lenders at once. Moving mid-term usually means a break fee, so most people switch when the fixed term ends.

How do you know which bank I am with?

A mortgage is registered on the title of the property it is secured over, and the title names the lender. We read it from the LINZ register for the properties you own. The register never says the balance or the rate, so you add those if you want exact figures.

Do I need to talk to my bank first?

No. See how your bank compares here first. If you want options, advisers can approach lenders on your behalf.

Who sees my details?

Nobody, until you ask for offers and accept an adviser. Advisers see an anonymous summary first and compete on it.

What does it cost?

Nothing. OwnBetter is free for property owners. Advisers and lenders pay for the platform, not you.
