The above Certificate of Title, so far as it relates to the part of Section 3 herein, is issued subject to the right of Her Majesty the Queen to all minerals, mineral oil, gas, metals, coal and valuable store under the surface of the land and to the right of ingress, egress, and regress, to all persons lawfully engaged in working any such mineral, mineral oil, gas, metal, coal or stone.
