To construct a 143.21m2 house in a new subdivision at 18 Ariel Place, Snells Beach. The house will contain two dishwashing facilities and will therefore not meet the criteria for a Household Unit. A volume of 120m3 of earthworks, including 130m2 and 19.5m3 of cut, and 170m2 and 25.5m3 of fill to create a flat building platform and to facilitate the insertion of piles for a new dwelling. The excavations for the piles infringe the 2:1vertical to horizontal requirement. Unretained fill will be deposited within 2m of the site’s north-eastern boundary to create a paved area on a small bank. The bank is approximately 280mm in height and there is a distance of approximately 1.9m from the boundary to the base of the batter. A 75m3 topsoil stockpile covering an area of 300m2 will be located within 2m of the site’s western boundary.
