The applicant proposes to remove the existing dwelling, accessory building, and the majority of vegetation on site to construct a new two storey dwelling infringing the maximum height in relation to boundary (infringement of 0.45m on the northern boundary) and the maximum bulk in relation to boundary (infringement for a length of 0.9m on the northern boundary). The part of the dwelling that infringes both these controls is the north-eastern corner of the glass balustrade surrounding the upper level deck area. Earthworks of 248.63m3 over an area of 400.39m2 are also required to form the building platform and recontour the driveway and rear of the site, the earthworks do not comply with the 1:2 rule (northern and southern boundary) and involve unretained filling within 2m of the site boundary (northern, southern and western boundaries).
