To create a 67 lot residential subdivision with lots ranging from 322m² to 913m². Lots 1 to 50 are proposed as vacant sites; Lots 51-67 as an integrated housing development. There are two roads to vest, 2 jointly owned access lots and 44 parking bays, in addition to associated service infrastructure and landscaping. A balance lot is also proposed (to be amalgamated with an adjoining lot). In addition, approximately 40,000m³ of earthworks are proposed over 4.8ha along with batter slopes and retaining, with associated sediment control consents under the Regional Plan. The earthworks are also within 50m of a site or place of value to Mana Whenua under the PAUP. A new Comprehensive Development Plan (CDP) has been submitted with the application for the subject sites. Consent is also sought for ‘blanket infringements’ relating to building coverage, side and rear yards and eaves extending into yards.
